Average sale price declined by 28%. Items 2 and 3 dropped by
approximately twice the national rates, while Item # 1 is 3 times
national averages. It is too early, given the epic winter to
state much about 2010, though the numbers would indicate these
trends are continuing.

Nature of Active Home Listings
WL Inventory For Sale: In terms of the number
of listings,
triple what was once considered normal. As this is
being written there are approx 77 homes listed. It is our
feeling that as many as 15 more homes are currently on vacation from
active listings through withdrawal or expiration from the MLS.
100 active listings are on the horizon for late spring.
Median Price: Approximately half of WL
residential listings are priced at $379K or less, (the median).
This number hovered around $400K for almost a year. It is
arguably declining in the past 60 days. (See $/SF below).
$/Sq Ft: The range of active listings is
approximately $47 - $318/Sq Ft as indicated below. In the past
120 days, a number of price decreases have inflated the lower $/SF
categories. The number of listings from $176/SF and up have
declined by 25%.
