Homes Sold- Key Trends: 1) Average SF
declined by 14%, 2) $/SF declined by 16% and, 3)
Average sale price declined by 28%. These indexes continue to
fall at 2-3 times national rates. With the impact of our epic
winter, it is tempting to think about pent up demand.

Nature of Active Home Listings
WL Inventory For Sale: Triple what was
once considered normal. As this is being written there are
approx 80 homes listed. It is our feeling that as many as 15
more homes are currently on vacation from active listings through
withdrawal or expiration from the MLS. The idea of pent up
supply, which we have been writing about for more than 2 years
regionally, now looms locally. We see a chance for more than
100 residential listings this summer, a new high.
Median Price: Approximately half of WL
residential listings are priced at $350K or less, (the median).
This number has declined by 25% in the past 90 days.
$/Sq Ft: The range of active listings is
approximately $47 - $318/SF, as indicated below. In the past
120 days, the number of homes priced at $150/SF and less has
doubled. This has occurred at the expense of higher $/SF
categories.

than 100 listings. As with homes for sale, the notion of pent
up supply seems ready to make itself known. Any expression of
