Average sale price declined by 28%. These indexes continue to
fall at 2-3 times national rates. 4) With the impact of our epic
winter, it is tempting to think about pent up demand. 5)
Pent up supply is the flip side here, with the number of active
listings up 19% in the past 60 days, the resort is headed for record
levels of supply unless demand steps in.

Nature of Active Home Listings
WL Inventory For Sale: Triple what was
once considered normal. As this is being written there are
approx 90 homes listed. It is our feeling that as many as 10-12
more homes are currently on vacation from active listings through
withdrawal or expiration from the MLS. Pent up
supply has unleashed itself and bank owned homes are now numerous
enough to put pressure on the resort as a whole.
Median Price: Approximately half of WL
residential listings are priced at $340K or less, (the median).
$/Sq Ft: The range of active listings is
approximately from $73/SF - $318/SF, broken out below. In the
past 120 days, the number of homes priced at $150/SF and less has
doubled.
