WL Inventory For Sale: In terms of raw
numbers are
triple what was once considered normal. Months of
Supply stands at 57.8.
Median Price: Approximately half of WL
residential listings are priced at $399K or less, (the median).
On 11/30/09, there were 85 active listings. A number of
expirations on 01/01/10 have not been renewed, leaving us with 77
homes for sale in early Jan, 2010. It would not be
unreasonable to imagine more than 100 residential listings this
summer.
$/Sq Ft: The range of active listings is
approximately $56 - $286/Sq Ft as indicated below. In the past
90 days, a number of price decreases have drained the $176-$200/SF
category, and inflated the listings in lower brackets. The
number of homes for sale greater than $200/SF has remained
stable.
